Site feasibility reports for land in Clark County
A ParcelBrief report reads the public record on a parcel and sets out what can be built on it, which approvals each size of project needs, what has sold nearby, and what is still open. Every figure is tied to a named public source.
Standard reports are delivered as a PDF 3 business days after payment clears.
Who orders one
Land brokers who want a buyer's first questions answered before the first call.
Landowners deciding whether to sell, hold, or build.
Developers and investors screening a site before writing an offer.
What's in the report
The report opens with a Site Brief of up to three pages, written for a first read:
- Site summary: size, address, zoning, planned land use, overlays, and flood zone
- What can be built: the size of project the code allows by right, with an administrative approval, and with a public hearing
- Approval status: existing approvals on the site, their conditions, and when they expire
- Recorded land sales nearby: count, date range, and the lowest, highest, and median price per acre, reported as recorded and not adjusted to the site
- Open diligence items: what the public record leaves open, what each one changes on the site, and who can answer it
The Supporting Record behind it covers zoning and entitlements with each code section cited, development capacity, comparable sales, the parcel's recorded history, physical profile and infrastructure, site cost and risk items, and a due diligence checklist. Sources and access dates are listed at the back.
Each item is marked Verified, Requires confirmation, or Not found. A "Not found" names what was searched, for which identifiers, and on what date.
Price and turnaround
| Item | Standard | Extended |
|---|---|---|
| Fee | $1,200 | $2,000 |
| Contents | Core report | Core report plus one add-on |
| Turnaround | 3 business days from payment | 4 business days from payment |
Add-ons with Extended: product scenario pro forma, entitlement path, or assemblage read.
Sites in unincorporated Clark County are on the standard turnaround. Sites inside an incorporated city take 5 business days from payment for either tier until that city's zoning work is built.
The full fee is paid before work begins. Turnaround counts from the day payment clears. Work beyond Extended is quoted separately.
How to order
- Send the address or APN and a line on what you are weighing.
- ParcelBrief reviews each request before accepting it. An order may be declined without a stated reason, and nothing is owed on a declined order.
- Accept the engagement terms and pay the fee.
- The report arrives as a PDF. One correction round is included: send any corrections in one written list within 5 business days of delivery, and the corrected report comes back as a new version.
Refunds. The full fee is refunded if you cancel in writing before work begins, or if ParcelBrief cannot complete the report or withdraws. Work begins with the public records pull. After that there is no refund, and the report is delivered on the stated turnaround.
What a report is, and what it is not
A ParcelBrief report is a desk review of public records as they stood on the date printed on its cover. No site visit, survey, title search, environmental study, or utility request is part of it.
It is not an appraisal, survey, title report, engineering study, or legal opinion. It gives no opinion of value, and it does not place a price for the site within or against the recorded sales it reports.
ParcelBrief does not represent any party to a transaction. The fee is fixed and never depends on a sale, purchase, lease, or financing.
Only the client named on the report may rely on it. The client may share it only as the complete, unaltered PDF. No one who receives a shared copy may rely on it, including any buyer, seller, broker, or lender. Reports are not prepared for lender underwriting.
Who prepares it
Kyle Henry, ParcelBrief.
Reports are prepared by Kyle Henry under the name ParcelBrief. He holds no real estate, appraisal, legal, engineering, or surveying license, and does not act as any of those in preparing a report.
